Can You Sell Your Home Without a License? Here’s What You Need to Know

 


Have you ever wondered if you can sell real estate without a license?


It is a common question. And, the answer is yes!


You can sell your own home without a license in Pennsylvania and in New Jersey. However, there are some important things to keep in mind.


Hello, friends. My name is Dawn D’Amico. I am a licensed realtor in Pennsylvania and New Jersey. In this article, we are going to talk about selling your home by owner (by yourself).


Let us start with the legal requirements for selling real estate in Pennsylvania and New Jersey. In both states, you must have a real estate license to represent a buyer or seller in a real estate transaction. However, you are allowed to sell your own home without a real estate license.


So, if you choose to sell your home yourself, here are some of my best tips you should keep in mind.


First, set a realistic price for your home.

You do not want the house to sit on the market. As the time on market increases, the offers you receive will decrease in price and frequency. Remember. Buyers set the price.


Buyers are the ones forking over the money, and if your home is priced right, they will flock to it and fight each other to the finish line. This gives you the maximum leverage.


Next, market your home effectively.

The key to getting the most money is attracting the most eyeballs to the property and to your listing.


You cannot do this with Zillow alone. Zillow buries for sale by owner listings. It is hard to control your own listing on their website and get help when you have problems. And listen, serious buyers, they are using agents to find their next home. They are no longer scrolling Zillow and daydreaming.


Also, most agents are not looking on Zillow. They are searching the Multiple Listing Service, also known as the MLS, to find homes that are listed with other agents.


So, unless an agent is trying to sign you as a customer, you must find a way to get your home in front of the most people if you are not listing it with a realtor.


Next, be prepared to negotiate with buyers and be prepared for low ballers and to stand your ground.

Be warned, investors flock to the for sale by owner listings and they will try to give you some very low offers. They know you are not getting the exposure you would otherwise, and they try to take advantage of that.


Be careful, and even with legitimate buyers, get a pre-approval letter before you let them into your home. Why open up your home to someone unless they can actually purchase the home if it’s a good match for them? Now, this is something I do for all my clients, so be sure to do it for yourself. Otherwise, you never know who is coming into your home.


Next, understand the legal aspects of selling real estate.

In the states of Pennsylvania and New Jersey, there are a lot of documents that you have to sign and there are disclosures.


If you are not working with a realtor to handle all the legalities, make sure to get a good real estate attorney. Now, if the buyer has a lawyer or has their own agent, you do not want to be the one without a professional making sure you are not getting the short end of the stick in the deal and getting through all of the fine print.


Recently, I was in touch with someone who had tried to sell on their own and just could not get the traction they needed to get the offer they were looking for. So, after months of trying to sell, they did call me. Their biggest concern was netting the most money. I explained to the homeowner that if I could not get the offer they wanted, the one that netted them the most money they needed in their pockets, even after fees and commissions, well, then they simply didn’t have to pay me, or even sell their home.


So, they agreed and after a very short time on the market with maximum exposure to the most potential qualified buyers, multiple offers were received, which allowed me to negotiate the price the seller was hoping for all along with the strongest buyer.
